We partner with hardworking families in Davison and Hanson Counties who are ready to build strength, stability, and self-reliance through shelter.

🏠 Our Homeownership Program​

We build and sell homes with no profit, offering affordable mortgages to local families who:
✔️ Have a housing need
✔️ Are willing to partner with us (sweat equity)
✔️ Have the ability to pay an affordable mortgage

Homeownership Classes

Step 1: Take the Homebuyer Education Class
​All applicants must complete a Homebuyer Education Certificate through our partner, Lutheran Social Services of South Dakota.
This free class helps you:
  • Budget for a home
  • Understand credit and mortgage terms
  • Learn about home maintenance
  • Prepare for long-term success as a homeowner

What Kind of Families Qualify?​

Why 30%–60% AMI Matters for Habitat Applicants
​At Mitchell Regional Habitat, most programs serve individuals and families whose household incomes fall between 30% and 60% of AMI. This is because our mission focuses on helping hardworking families who:
  • Have housing need (living in substandard or overcrowded conditions)
  • Earn between 30% and 60% of AMI
  • Are unable to afford conventional loans
  • Commit to equity & readiness steps, including homebuyer education and financial counseling
The 30% and 60% AMI thresholds ensure we assist the most vulnerable populations while supporting sustainable homeownership.

We work with individuals and families who:
  • Have stable income and are within 30–80%* of Area Median Income (AMI)
  • Are residents of Davison or Hanson County
  • Cannot qualify for a conventional mortgage or afford safe housing on the open market
  • Are ready to contribute sweat equity and become successful homeowners

💡 We typically serve households between 30% and 60% AMI, but some repair and special programs may flex up to 80%

We are no longer  accepting applications for our newest project — a pair of affordable townhomes with garages located on 1st Avenue in Mitchell.
To be eligible, you must:
  • Meet income requirements
  • Be in need of safe, decent housing
  • Be willing to partner with Habitat by contributing sweat equity hours
  • Complete a Homebuyer Education class

August 1, 2025 – October 17, 2025 (must be postmarked by Oct. 17)
